As prices surged and housing demand spread across the Hudson Valley, a wave of new construction emerged—often quickly built in the hopes of a fast sale, at times stripped of essential home construction quality, or by builders with a lack of critical homebuilding experience. But tucked into the forested hills of Wawarsing, a different kind of community has quietly been taking shape.

Set on 145 wooded acres, this low-density enclave offers a rare combination: land, design integrity, and build quality that feels increasingly scarce in the region. With only a limited number of homes—each on a minimum of 2.7 acres and up to 21—Rustic Pines offers privacy, personalization, and room to breathe.

The project is a collaboration between Hudson Modern, a Kingston-based real estate firm known for thoughtful design-forward homes, and Silber Construction Company, a legacy builder with an impeccable reputation, and roots in the Hudson Valley since 1982. Together, they’ve crafted a series of chalets that blend modern function with a warm, elemental aesthetic. Think floor-to-ceiling glass, exposed beams, oak floors, and clean geometry.

Their 2,282 square foot flagship three-bed, 2.5-bath chalets are centered around a 24-foot-high living space anchored by an open kitchen and framed by south-facing glass walls, and start at $870,000. “It’s less about flash and more about framing the forest, the seasons, and the changing light,” says Zev, who co-founded Hudson Modern with Sheneur Menaker. “These aren’t speculative homes built for the broadest buyer. Each one is made to order, allowing buyers to shape their personal home from the ground up.”

This spring, the team collaborated with the team at Casa Ziki in Woodstock to introduce the Evergreen Chalet. The smaller, more accessible, art-forward model has three bedrooms, two baths, and 1,560 square feet of living space on a three-acre lot, offered at $750,000. “It’s the same design language, just scaled to fit different lifestyles,” says Zev.

Importantly, pricing is always fixed at contract signing—a move that Zev says offers buyers rare cost certainty in an increasingly volatile construction market. Construction starts days after closing, and the homes are move-in ready in one year or even sooner.

“Rustic Pines isn’t for everyone,” says Zev. “That’s the point. It’s for those looking beyond ‘new’—toward something that feels lasting.”
